2. Using this website

This website gives general information about the villas. We work to keep it accurate. The photographs show the villas, but furnishings and planting can change over time. Nothing on this website is an offer of a booking at a particular price. Availability, prices and the details of a stay are only confirmed in writing.

3. Bookings through Airbnb or Booking.com

If you book through Airbnb or Booking.com, your booking is made under that platform’s terms, and the house rules and cancellation policy shown on the listing when you booked apply.

4. Booking directly with us

A direct booking is confirmed only when we have sent you a written confirmation (by WhatsApp or email) showing the villa, dates, number of guests, total price, payment terms and cancellation terms, and you have made the payment it asks for. Direct bookings are also covered by our Cancellations & refunds policy and the house rules we send with your confirmation.

5. During your stay

• Each villa sleeps up to four guests. Only the guests named in the booking may stay.
• Please follow the house rules and Indonesian law, and respect the neighbours and the quiet of the path.
• You are responsible for damage caused during your stay, beyond normal wear and tear.
• Foreign guests need to show a passport at check-in, because Indonesian immigration rules require us to report foreign guests.

6. Taxes and levies

Prices include the taxes stated in your confirmation. The Bali Provincial Government’s tourist levy for foreign visitors is paid directly to the government and is not part of our price.

7. Our content

The text, logo, design and photographs on this website belong to Isa Villas or the people who licensed them to us. Please do not copy or reuse them without our written permission.

8. Responsibility

We are responsible for providing your stay as confirmed and for the care the law expects of us. To the extent the law allows, we are not responsible for losses that we could not reasonably foresee, or for the content of other websites we link to. Nothing in these terms limits any responsibility that cannot be limited by law, including your rights under Indonesia’s Consumer Protection Law (Law No. 8 of 1999) and any consumer rights you have in your country of residence.

9. Links to other websites

We link to WhatsApp, Instagram, Airbnb and Booking.com. Their own terms apply when you use them.

10. Disputes and governing law

If something goes wrong, please tell us first so we can try to put it right. These terms are governed by the law of the Republic of Indonesia. This does not take away any protection you have under the mandatory laws of the country where you live.
